Underfloor Heating in London

We've supplied underfloor heating for London projects ranging from a single ground floor to a 240m² full renovation with an air source heat pump. London homes bring their own challenges: tight floor heights, flats, period terraces and limited site space. The right system depends on all of them.

When floor height is tight

In most London refurbishments, door heights, thresholds and kitchen plinths are already fixed. Low-profile overlay boards (20mm cement-faced or foil-faced XPS) go on top of the existing floor, adding very little height. Tiles can go straight onto the cement-faced boards. See low-profile overlay underfloor heating.

Flats and leasehold

If you live in a flat, check your lease and building rules before you start. Many leases need the freeholder's consent for floor works, and some set sound insulation requirements under new floors. Electric underfloor heating is a common choice in flats without a central wet system.

Full renovations and heat pumps

Where a ground floor is being dug out, a new insulated slab with pipe-in-screed at 150mm centres suits an air source heat pump. On multi-storey projects, we can phase deliveries floor by floor so materials arrive when each floor is ready, which matters on tight London sites.

Supply only, or supply and install

  • Supply only: Order by 12 noon for next working day delivery to most addresses in London. Delivery cost is shown at checkout.
  • Supply and install: we arrange installation through our approved installers, with MaxHeatUFH technical support on every job. As a guide, labour is £20/m² + VAT for clip rail and pipe clipped to insulation in screed, and £25/m² + VAT for other systems, including electric. Send an installation enquiry with your floor plans and we'll confirm the price.
  • Installers and builders: apply for a trade account for trade pricing on every order.

Grants

If you're fitting an air source heat pump, the government's Boiler Upgrade Scheme can help with the cost in England and Wales. Check the current grant amount and rules on GOV.UK before you budget.
